It sounds like you need to get yourself an attorney. Letters are not legal documents, you need to have a contract drawn up.

proceeds of a property sale? Has to be a formal letter. Also, is it possible to have it made legal and if so, how?

It doesn't have to be a legal contract but that is a possibility. I'm more looking to know how the letter should be worded.
